Lesson # 2 Property Evaluation

Now that you have quickly and easily located some properties with the assistance of Janet & Bob's Foreclosures LLC, it is time to evaluate them.  You need to physically examine the properties.  Yes, I know that is difficult with properties being locked and sometimes occupied.  It is part of the foreclosure process and must be accepted.  You also need to answer some important questions:

  • Is the title clear and marketable?
  • Are any taxes owed on the property?
  • Is the foreclosure loan the senior mortgage?
  • What about liens?  

It is Janet & Bob's Foreclosures LLC to the rescue again for help in answering these important questions.  By using the Logan system, tax computers, civil case computers, and special proceedings computers at the courthouse Janet & Bob's Foreclosures LLC locates information that could influence the title.  On your daily e-mails this information appears in red to alert you to potential problems.  The more red you see on a property the more precautions you need to take.  If you have had the sixty minute hands on lesson at the courthouse that Janet & Bob's Foreclosures LLC offers clients, you can investigate each of these potential problems yourself.  Janet & Bob's Foreclosures LLC can do this step for you if you like.  We charge $50 for examining a property with three or less files and $100 for over three files.  Whether you examine the files yourself or have Janet & Bob's Foreclosures LLC do it for you, you need to get an attorney to do a title search prior to placing a bid.  Only attorneys have the power to give opinion of title in North Carolina.  Your personal examination and Janet & Bob's Fpreclosure LLC examination are only preliminaries to determine the desirability of a foreclosure in Union County NC.  These examinations do not cover the detailed 30 year span that an attorney researches in a title search.

In the taxes owed column, a purchaser most pay those taxes to buy the property.  These are Union County taxes owed.  If the property is in the city limits of Monroe, you would need to check for city taxes as well. Lesson # 3 Timing

Now that you have found a good property and throughly evaluated it with the help of Janet & Bob's Foreclosures LLC, it is time to get your attorney to do the title check.  After you get your attorney's approval on the property, you must plan your strategy for acquisition.  Once again Janet & Bob's Foreclosures LLC is at your side to assist you with the timing.  Some investors like to make their move in the pre-foreclosure period prior to the sale.  Remember that Janet & Bob's Foreclosures LLC e-mails you the complete names of owners, addresses of properties, and dates of hearings the day the foreclosure hearing is scheduled.  That is the best time for Pre-Foreclosure investors to contact owners.  Other investors prefer to wait until the auction.  Janet & Bob's Foreclosures LLC keeps you informed of auction dates and times in an easy chronological  listing.
